Located in North London, XUL Architecture is a commercially minded, client centred architecture practice. We are efficient and responsive, and put particular focus on the client’s experience as well as in finding ingenuous ways of bringing light into architecture.

We understand that designing and building a property can be a daunting process. Our experience and project management lead approach enables us to guide our clients though the process, from early feasibility studies to full project delivery. We liaise with local authorities, contractors and other third parties, working on the client’s behalf to deliver the project on time and on budget.

Services

We offer full architectural services and follow the RIBA Plan of Work 2013, from initial consultation through to design and works on site.

We also provide advice on property acquisition. We often visit properties with potential buyers and advise on the property's potential, need for Planning Permission and other statutory requirements.

Where to start

If you are thinking of hiring an Architect, get in touch. It would be useful to see plans or drawings of the property if you have them. One of our Architects will talk you through the next stages, which might involve a site visit. We will listen to your needs and will prepare a fee proposal. When comparing quotes, bear in mind different Architects offer different levels of service with a different fee attached to it, so you should make sure you are comparing like for like.

Our process

Our projects are guideded by four milestones. Each milestone of the project is independent and our services can be paused at the completion of any one stage. The stages below refer to the standard RIBA Stages.

Preparation and Brief

We kick off with a survey to define your brief and determine the feasibility of your requirements. We then establish the budget and advise on any possible constraints on the development. Based on your ideas we will sketch out some initial design concepts and discuss what is involved to take the project to the next stage.

Deliver a planning

application submission

Concept Design

A concept design is produced ensuring that the scheme is feasible in terms of functionally, technicality and financially.

stage 3

Developed Design

We finalise the layout design for your approval prior to applying for planning permission (if required).

During Milestone 2, and depending on the project, we might invite a number of consultants to join the design team such as Structural Engineer, Mechanical and Electrical Engineer, Quantity Surveyor and/or Planning Consultants. We use our extensive experience and negotiating power with local councils to ensure the process runs smoothly.

Develop the

Technical Design

DetailDesign

We complete the detailed brief; produce a full design of every part and component of the building as well as the type of construction and the quality of materials.

stage 4B

Product information

Final decisions are taken on every matter related to design, specification, construction and cost. Production information is prepared in sufficient detail to go out to tender.

stage 4C

Tender Action, Contract Administration

We identify potential contractors and/or specialists for the construction of the project. If required, we will also coordinate the appointment of an Interior Designer, Lighting Consultant, Landscape Designer, Party Wall Surveyor etc.

Operations on site

Construction

We do regular inspections of work to ensure it meets specfications.

stage 6

Handover & Close out

Final inspections are made to ensure specifications have been met. We coordinate every aspect of the build, acting on our clients behalf when dealing with builders and consultants.
