Why should I choose local architects?

What to ask your local architects?

When you’re creating your dream home, working with local architects can be particularly advantageous. As well as having an in-depth knowledge of building methods and regulations, and a range of creative and innovative design ideas, local architects tend to also be more familiar with your specific area and location.

While residential architects can design, plan and create stunning homes anywhere in the world, understanding the surroundings and having knowledge of the local setting can be invaluable. Local architects are able to draw inspiration from the area when designing a project, making sure that your new home reflects the distinct character of your neighbourhood.

Perhaps most importantly, local architects will be familiar with the planning requirements in your area, as well as any limitations which may apply. If your home is situated in a conservation area, for example, local architects will already be well aware of the planning issues that may arise, and know how these can be managed so as to tick the boxes but not adversely affect the design concept.

When you’re commissioning local architects for a renovation, extension or even a new build, there will be plenty of ground to cover, so it’s a good idea to have a list of questions to hand, such as:

1. Do you have a signature style?

Some residential architects are renowned for working on particular projects, and many focus on a specific style. Of course, you’ll want to ensure that the architects you work with meet your design needs and share in your creative vision. Finding local architects whose signature style matches your own aesthetic can help ensure that you collaborate closely throughout the process and end up with a result that you’re fully on board with.

2. Do you work with specific contractors?

Many local architects will have a list of builders and subcontractors they prefer to work with. If so, this can have a multitude of benefits. As your architect will have worked with these firms before, they should be confident in their skills and ability, and already have a good working relationship.

Working with people you’re familiar with can also help streamline the process and ensure that everything runs smoothly. Contractors that are recommended by your architect are also more likely to complete the project on time and to your budget, because they’ve got a proven track record.

3. Can I be involved?

Some clients like to be at the centre in every decision, whereas others are more hands-off and happy for their architect to take the lead. Before you commission your architects, ask how they prefer to work and what level of involvement you will be expected to have. If you want to leave your architect to manage the project, check they’ll be happy to do so. Similarly, if you’re keen to get involved in the design, planning, and building process, let your architect know from the beginning. By clearly conveying your expectations, you’ll be more likely to find the right architects for your project.

4. What are the challenges of my project?

Clients don’t always want to hear that their design ideas might not be viable or that they need reworking, but sometimes this is needed to get the most out of your new home. Asking local architects what they consider to be the biggest challenges of your project will enable you to work out exactly which aspects could be problematic. More importantly, by raising the issue of potential challenges, you’re giving your architect the opportunity to suggest appropriate solutions which are in keeping with your preferences.

5. What services do you offer?

Architects work in different ways, so it’s important to understand exactly what services your chosen architects offer. Some specialize in the design stage, for example, whereas others routinely manage projects from design right through to completion. If you only require local architects to design your home and obtain planning permission, be clear about your needs from the outset. Similarly, if you would prefer your architect to manage the entire re-build or renovation, make sure they have the services to make this happen. Clear communication at this stage is key.
