300+ projects completed in Barnet, Brent, Camden and Haringey

We have worked on a number of boroughs in London. Most of our work is in Camden, Barnet, Haringey and Westminster, which are some of the most challenging boroughs in terms of Planning.

In any case we always do detailed research on any local constraints and regulations. On complicated projects and/or listed buildings we often work closely with a  planning consultant. We are used to working on listed buildings and conservation areas.

How we work

It can be a challenge to keep up with all the stages involved in designing and building or renovating a home. Our step-by-step method makes it easier.

We’ve created a platform (a bit like Dropbox) so you have every bit of information about your project at the click of a button. That means we’re all on the same page, and you’ll be able to put your hands on the plans and timeline exactly when you need them.

Advice on Home Renovations in Golders Green Town Centre Conservation Area

Golders Green Town Centre is considered an area of special interest and worthy of preservation and conservation efforts. As a result, the town centre is now a conservation area and hundreds of people have their homes fall into this conservation area.

Because of that, anyone looking to make renovations to their homes in the Golders Green conservation area needs to take care to ensure they know the rules that the council has laid down and which factors come into play when deciding on planning permission outcomes.

If you want to find out more about that and what the conservation area of Golders Green is all about, this quick guide will give you the overview you need, especially if you have home renovation plans in mind. So read on now to find out more.

Conservation Areas

Conservation areas data back to the Civic Amenities Act of 1967 and allow areas to be designated as having special architectural or historic interest. These areas can thus become conservation, as is the case for Golders Green Town Center and many other parts of London too.

In these conservation areas, the focus is on preserving and enhancing the area as a whole and not just individual buildings. This is what helps to carry forward the identity of the location and ensure it’s preserved through the years and decades to come. It does have an impact on home renovations in the area too though.

For example, Section 72 of the planning legislation that protects Golders Green Town Centre states that special attention should be paid to the desirability of preserving or enhancing the character or appearance of the area when judging planning and development applications that are made to the local authority.

Character Appraisals

In order for Golders Green Town Centre to be preserved, a character appraisal needed to be carried out. This helped to identify what it was about the conservation area that was worthy of preservation and helps to judge how future developments can be regulated in order to preserve and enhance the area.

This also helps to give property owners in the area the guidance they need when it comes to maintaining and making changes to their own homes and buildings. They need to know what parts of their property need to be cared for and preserved and what kind of enhancements are allowed and which aren’t.

Then, when a homeowner submits a planning application to the local council, the planning application will be checked to see whether it companies with the requirements set out by the conservation area and the character appraisal that was carried out under the relevant legislation.

The Barnet Planning Policy Framework

The local policy document that currently covers the conservation area is the Barnet Planning Policy Framework. It outlines the aim to preserve and enhance buildings, areas and open spaces that are considered to have a special value in terms of the architecture, townscape, nature or historic context.

The policies HC1 and HC2 outline the aim to preserve or enhance the character and appearance of the conservation areas covered, including the Golders Green Town Centre conservation area. The means through which this is to be done is through the control of inappropriate developments and proposed demolitions.

There are particular policies outlining the importance of preserving high quality shopfronts and that the use of the town centre is retained so that local people can access goods and services in their town centre. Any changes and developments in the area, whether residential or commercial will be subject to the considerations outlined in this planning policy framework.

There are also regional and national level policies that are applied to renovations and changes to the architecture and streetscape of the conservation area in Golders Green Town Centre. The Regional London Plan and the revised London Development Plan can give further details of these policies and conservation objectives.

Article 4 Directions

It’s important to be aware of Article 4 directions and what these might mean within the context of the Golders Green Town Centre conservation area. These directions allow the local planning authorities to remove permitted development rights in some circumstances, such as where conservation areas or listed buildings are concerned.

These can be applied, but they’re not relevant to buildings that are already listed buildings. In those cases, permitted development rights are automatically removed anyway and, as such, don’t apply to those listed buildings and parades that can be found in Golders Green town centre.
