Located in North London, XUL Architecture is a commercially minded, client centred architecture practice. We are efficient and responsive, and put particular focus on the client’s experience as well as in finding ingenious ways of bringing light into architecture.

Advice on Home Renovations in Primrose Hill Conservation Area
If you’re looking to make changes to your home in the Primrose Hill conservation area, it’s important to consider what this means from a planning permission point of view. There are various regulations and planning rules that apply within the conservation area and these can’t be overlooked.
Conservation area status has a big impact on how much control and power the local authority has to control and alterations and building projects that are proposed in Primrose Hill. Find out about this and everything you need to know about making home renovations in this area below.
Conservation Area Guidelines
Conservation area status gives the local council more control over what’s built and altered in the area, but it’s not designed to prevent new developments. It states that the council will seek to preserve and enhance the particular character and appearance of the architecture in the area. It also says that people applying to make changes to buildings will need to provide information regarding their proposed developments. From there, the council will be able to judge the potential impact of the changes on the appearance or character of the wider conservation area.
Changes of Use
When new developments are being created, they need to respect the existing character of the architecture in the area and should be guided by the proposals that guide the council in their UDP (Unitary Development Plan). However, there are also rules in place for changing the use of an existing building, and these shouldn’t be ignored either. If the existing use is judged by the council to form part of the established character of the conservation area, they will seek to retain that use and likely reject any plans that propose to change it.
Listed Buildings
The Planning Act 1990 outlines the need to gain consent before demolishing any listed building or carrying out works that alter or extend it that might impact its character, or its architectural or historic interest. It’s an offence to carry out any changes to a listed building that are unauthorised and can result in fines or even imprisonment. The Conservation and Urban Design Team at the local council can guide you on any changes that you might want to make to a listed building and let you know whether your proposals are likely to be approved or rejected.
Materials and Maintenance
The council has made clear their desire for architectural features and detailed ing to be kept in good repair of it’s considered characteristic of the conservation area. And should only be replaced in the event of there being no alternative. The council also has control over the choice of materials that’ made for new work and restoration work on these important features, and they demand that original and traditional materials are used wherever possible. They’ve also made it clear that original brickwork should not be painted over or clad in any way unless that’s in keeping with the building’s original design.
Roof Extensions and Terraces
Roof level alterations are also controlled by the local authority in the conservation area of Primrose Hill. Any proposed changes that would result in changes to the shape and form of the roof and that would be considered harmful to the character of the conservation area will likely be rejected upon application. Extensions to the roof and roof terraces are also generally rejected if they are considered overly prominent or that stand out too much from similar structures in place in the surrounding area. Retaining original characterics and decorative elements is also encouraged.
Rear Extensions
Rear extensions to the property also need to be kept in keeping with the design of the building and need to use appropriate materials. Proposals that move away from that style or propose different materials may be rejected for buildings within the conservation area. The council also states that any rear extensions should be unobtrusive and shouldn’t alter the character of the area. Prominent side extensions are also generally discouraged and will likely be rejected if they’re seen as being too intrusive or out of step with the surrounding area.
Trees and Landscaping
Any work on trees needs to be run past the council with advance notice of at least 6 weeks. That includes feeling or pruning work too. The council doesn’t permit the removal of existing trees unless absolutely necessary, and trees that contribute to the character of the conservation area should always be retained and protected. And any plans for new developments should take into consideration the impact on trees, greenery and existing landscaping.
